I’ve been a full-time real estate agent for 22 years and right NOW is a very interesting real estate market. Buyer’s are coming out in droves to capitalize on the ‘lowest in history’ mortgage interest rates. That means homes that might typically linger on the market are selling quickly. This Stanford Ranch home is in need of some updating a dry-rot repair. In other markets a home like this might sit on the market for awhile. However, the seller’s market is so strong right now, everything priced within reason is selling relatively quickly.
Seller’s always ask me what they should do to prepare their home for sale. If you are thinking about selling your Rocklin home you might be relieved to know that you probably don’t have to do as much as you think. Decluttering, deep cleaning (make it SHINE), and fixing anything that’s glaringly broken (like that loose towel rack) and you’re almost there. I also recommend trimming back any overgrown front-yard landscaping because curb-appeal is the first impression! That’s it. No need to do any new upgrades or try to make your house “instagram worthy” before selling it. Many buyers prefer to buy a house they can put their own taste into.
As a seller, it’s more important to sell when the time is right than to spend weeks or months upgrading first.
But won’t the house sell for more when it’s upgraded?
Yes, an upgraded home WILL sell for more BUT you probably won’t get dollar for dollar back. So why bother? Plus some buyers are actually excited about buying a home that hasn’t been upgraded. They don’t want to spend money on someone else’s upgrades, style, and taste. Many buyers prefer to choose their own cosmetic finishes fit to their taste.
The Rocklin Real Estate Market is Hot…But Will it Last?
No, it won’t. Real estate markets never last and are always changing. This is no different in Rocklin. If selling your home in Rocklin is on your mind, know that you’re probably looking at the peak of the market. Recent trends and forecasts show sales slowing down and perhaps value decline starting later this year. I wouldn’t be surprised if a market slow down starts happening in late summer. Selling within the next 2 months could be the difference between thousands of dollars in profit with multiple offers or lingering on the market with low-ball offers.
