The buyers are very excited to move into this beautiful area of Folsom with its great schools and beautiful surroundings.
I worked with GMAC on this Folsom short sale and quickly obtained an approval. Short sales are very different from traditional sales because the bank is involved. Check out my newest SOLD home in Greenhaven. 7392 Durfee Way is a half-plex that my buyer scooped up for an awesome price, just $134,000! It’s a 2 bedroom, 2 baths, and 1,180 square feet. As a Greenhaven real estate agent for the last 13 years, this area has always been one of my favorites in Sacramento to sell. Greenhaven is a great “bang for the buck” with its proximity to downtown, good freeway access, attractive homes, and great school district.
As with all neighborhoods in Sacramento, Greenhaven has seen declining home prices since the real estate peak in 2005. Home prices have declined over 16% in the last 12 months. Still, many buyers sense the bottom is near and coupled with low interest rates, are jumping at the chance to buy in this very solid neighborhood. Take a look at the graph below. The average sales price for a Greenhaven home is $244,000. Can you believe Greenhaven homes were once $551,000 at the beginning of 2006? Wow!

Bank of America is one of my favorite short sale lenders. They are the largest bank, so I find that they have a well thought out short sale process. However, because Bank of America is so large, short sales can have slow approval times and their process is constantly evolving. It is best to work with an experienced Carmichael short sale agent who is familiar with Bank of America and their short sale practices. Most short sales that fail are because of real estate agents who are not familiar with the demands of short sales, how to put together complete short sale packages, consistent follow up with the bank, and how to best negotiate short sales on behalf of the seller. Interview a few agents before choosing a Carmichael short sale agent that you are comfortable with.

Elk Grove Meadows is full of affordable homes, most in good condition, and close to parks, schools, and the best retail that Elk Grove has to offer. This Elk Grove home was a short sale with Wachovia. Wachovia is one of the best short sale lenders to work with and I usually get short sale approvals from them in about 3 weeks.
