It’s always my pleasure to sell a home in an old, established neighborhood like River Park in the East Sacramento area. I just listed and sold this River Park 4 bedroom home on Minerva Ave. to an adorable family, excited to move to this gem of a neighborhood. River Park has large trees, great schools, and close proximity to downtown, Sac State, and shopping. It even has a sweet neighborhood park with river access to Paradise Beach!
Prices in River Park are currently at an average of $251 per square foot. This is much higher than most neighborhoods in Sacramento because of the ambiance and character this neighborhood has….straight out of 1955! 70% of my business is short sales…I am a short sale specialist that is, but you won’t find many short sales in River Park. Even in this market, most sellers are traditional sellers with equity. River Park is solid neighborhood!
It’s not always cupcakes and cookies to sell a home in River Park. Because the homes are older, there is usually maintenance issues, pest work, or items that need to be repaired. It’s very important sellers work with an agent experienced in selling older homes to insure they are protected from requests for endless repairs, pest clearances, and other items that eat into their net proceeds. An agent who just sells newer homes has no idea the issues that can arise and how to prevent them! Experienced agents can make sure that contracts and counter offers and written in such a way that it’s a win-win for both the buyer and seller.
