Nationstar has the reputation of being difficult when it comes to short sale approvals.  Fortunately, I sold this Sacramento area short sale, successfully negotiated with Nationstar, and helped my clients avoid a foreclosure.

Short sales can be frustrating but very beneficial for the homeowner if successful.  As a short sale agent with many years of experience, I’ve learned to never give up the fight for a short sale approval.  Would you believe that Nationstar originally declined this short sale?  They believed the seller’s didn’t have a big enough hardship (they did and I’ve sold many short sales with less of a hardship).  Most real estate agents would have given up at this point but I truly believed Nationstar was wrong in their decision.  I resubmitted the short sale offer and eventually got the approval!

All real estate agents are not short sale agents.  In a short sale, there is a whole other party involved…the bank!  They are the hardest to deal with, very demanding, and it’s easy to do the wrong thing or miss something.  If you are thinking about short selling your Sacramento area home, don’t risk your chances by choosing your friend who’s a real estate agent.  Make sure your agent has extensive short sale experience for your best chance at completing the sale.
