Whitney Oaks in Rocklin CA
The Whitney Oaks community in Rocklin is by far one of my favorites. Whitney Oaks is home to a terrific golf course as well as several CA Distinguished Schools including Valley View, Granite Oaks and Rocklin High School. The community is built on a hill and many of the homes have unbelievable views of the Sierra Nevada Mountains, Sutter Buttes, Downtown Sacramento, golf course, and sunsets. Most (but not all) homes are located in gated communities and most feature a small community pool. There are also several small parks and playgrounds that are easily accessible to homeowners. The HOA fees are very reasonable, just $58 per month.
Homes in Whitney Oaks are typically large with over 2,500 square feet and at least 4 bedrooms. Although it is possible to find a smaller home or a fixer for under $300K, most homes in Whitney Oaks are priced from $350,000-$800,000.

What is happening to Sacramento Property Values?
Sacramento property values have declined another 3.7% in the last fiscal year according to state tax officials. In my opinion, these tax officials are conservative with their estimates because higher property values equals more property taxes.
Still, lower values and historically low interest rates are not keeping buyers away.
