My seller clients got to stay in their home longer than if the home foreclosed on the original foreclosure date.  They also have less damaged credit and will be able to qualify to buy a new home in two years.  Most importantly, I was able to negotiate so that all debt is forgiven and the bank will not be able to collect on any losses.
