A year ago, the owner of 919 Farm House Court in Whitney Ranch called me to sell his home.  Unfortunately, values were pretty low, this seller wasn’t interested in a Rocklin short sale, and so he decided it wasn’t a good time to sell.  Fast forward one year and he calls me to find out the current value of his home.  It’s gone up…about $60K!  It went on the market yesterday for $550,000!

Today I had an open house for this Whitney Ranch beauty and over 20 people came through.  I expect multiple offers on this 5 bedroom, 4.5 bath, with over 3,700 sqft, 3 car garage and lots of upgrades.  Not only is the location great (cul-de-sac lot, over a quarter acre, walking distance to schools, park, and clubhouse) but the backyard is a tropical oasis!  It has a built in solar pool and spa, stamped concrete patio, lush landscaping, and covered patio area.  It’s not surprising I have so many interested buyers!

As a Rocklin real estate agent for the last 14+ years, I’ve seen it all!  The rise in home prices in the last 12 months has been astounding.  Values in Whitney Ranch have gone up about 15% in the last year…WOW!  This is mostly do to the low inventory of homes and high demand from buyers.  But beware…this sudden increase may not last.  Read my blog on why selling your home in Whitney Ranch may be NOW or NEVER.

You’ve been wanting to sell your Roseville house for awhile but with low values and equity, it hasn’t seemed like a good time.  Now Roseville home values are rising, great!  Should you sell now or ride the wave of appreciation in order to get TOP DOLLAR?  Waiting to list your home in order to walk away with more money is risky.  Let me explain.

Roseville home values are up because the demand is up and the supply of homes on the market is low.  However, limited supply of homes is a temporary issue.  There are several reasons why limited inventory won’t last:

  • Low and negative equity prevented many people from selling their home, even when they wanted it.  Now that values have increased, many who have waited years to sell will put their homes on the market at once, increasing inventory and giving buyers more options.
  • Seller psychology is changing.  Many potential sellers are hesitant to put their homes on the market when they feel values are increasing.  But, when they do decide to put their homes on the market, the new supply of homes will actually inhibit price increases as there is less competition among buyers.
  • Builder activity is on the rise.  In 2008, home builders almost completely stopped building because new homes were so much more expensive than resale homes, they just weren’t selling.  Builders are jumping back into the market in droves as values rise in order to give buyers the option of a brand new home.  These new homes will greatly contribute to the supply of available homes in Roseville.

Buyer demand is also not expected to last.  While demand for a home is high now, there are a couple reasons why it’s expected to fade shortly:

  • Historically low interest rates are starting to creep up.  Buyers are urgently trying to buy while rates are still low.  Rates are rising and as they go up, demand will go down.  Less buyers mean lower or level values for Roseville home sellers.
  • Institutional investors are contributing to buyer demand right now.  As these large investment groups sense values are two high without much growth expected they will now longer be interested in buying more.

If you’re thinking about selling your Roseville home, it’s risky to wait any longer. Along with the forecasted increase in supply and decrease in demand, early summer is traditionally the best time to sell.  When August rolls around, buyers demand always slows and it’s pretty dead come the holidays.  Roseville home values are rising now, but after 15 years as a Roseville real estate agent, my sense is that they will slow very soon!

I think I’m actually jealous of the buyer who just closed on my latest sold condo in Rocklin.  412 Beachcomber Drive is a 3 bedroom, 2 bath condo with 1,200 square feet.  It was a short sale with Bank of America and Greentree that got approved and sold for $145,000.  That’s right…3 bedrooms in Rocklin for $145K…Lucky buyer!

Rocklin short sales take some time to get approved by the lender.  When I first listed this property and opened escrow, $145,000 was the current market value.  However, in the few months it took to get the short sale approved, Rocklin has seen some amazing appreciation.  If I listed this Rocklin condo today, I’m certain it would sell around $175,000.  The low inventory and high buyer demand has really driven prices UP!  You’ll be pleasantly surprised to find out your homes current value.  Finally after 7 long years of bad real estate news, things are looking much better!

As a Rocklin real estate agent for the last 15 years and 500+ homes SOLD, I’ve experienced all kinds of market shifts.  This current seller’s market reminds me of 2005, when buyers were in a frenzy to buy a house, any house!  The big question now is “will it last?”

  • There are still tons of people who are underwater on their homes and have missed mortgage payments.  That needs to shake out before we’ll have a true recovery.
  • As more sellers realize they are in a better position to sell their homes, more listings will come on the market and give buyers more options and seller’s less of an edge.
  • Interest rates are starting to creep up.  Will increased rates make for less buyers in the market?

After 15 years as a top Roseville real estate agent and 500+ home sold, I’ve seen it all.  The housing slump we’ve all just suffered through was a doozy but the real estate market has finally taken a better turn!  This year, my Placer County homes have all sold quickly and for top dollar, about 20% more than last year’s values.  In fact, you’d probably be shocked (good shocked) to find out the current value of your house in Roseville.

  • Sell in the HOT season: Homes sell for the most money April-July.  The sun is out, yards look their best, kids are getting out of school, and more people are in the buying mood.  Many buyers are settled by the time August rolls around.  Holidays and cooler weather come shortly after and less people want to move.  Spring and summer is the best time to sell your Roseville home to maximize profit and capitalize on competitive buyers.

My final piece of advice would be to choose a Roseville real estate agent who is both experienced and who you click with!  You’ll be working closely with this agent and need to be on the same page.  Interview at least three Roseville real estate agents to find the best fit for you!

I love my latest listing in Rocklin.  6305 Gold Finch Court is a great house off Lonetree Blvd. with 4 bedrooms, 3 baths, and over 2,300 square feet.  It has a built in pool with a rock waterfall, 3 car garage, with a bedroom and full bath downstairs.  It also has a beautiful kitchen with an island, stainless appliances, and small desk area.  The interior has all new paint and the carpet and tile has been replaced in the last two years.  I listed this lovely home last week for $365,000 and have several offers over asking price.  It’s a seller’s market!

Rocklin real estate prices are up, up, up!  The sold price of homes in Rocklin has increased 25% since the same time last year.  The change is truly amazing.  You’ll probably be shocked (in a good way) to learn the value of your Rocklin home!  The increase in value has a lot to do with the low inventory of homes on the market.  With under a month of home inventory in Rocklin for 8 months straight, buyers and investors are grasping at any possible house, competing with each other, and bidding these homes higher.  Buyers must be willing to make their offer stand out in order to score a house in this market!
