GMAC Short Sale Sacramento – Short Sale Agent Allan Sanchez
GMAC Short Sale Sacramento – Short Sale Agent Allan Sanchez
Last week I received an offer on my newest GMAC short sale in the Sacramento area. Yay…time to let the short sale process begin! Usually I will submit a complete short sale package, wait a couple days, and then call to confirm the bank received all the paperwork. I’ll also start hounding the bank for a negotiator to be assigned to the file. Not this time!
This GMAC Short Sale in Sacramento is handled by Fannie Mae. That’s awesome because the negotiator assigned to this short sale called me right away to get the ball rolling.
What’s also great about Sacramento short sales handles by Fannie Mae is that they believe in transparency. That means fair competition for all interested buyers with their online offer submittle program. Buyer’s agents will submit their offers online and also be able to view the details of the other offers that have already been submitted. This is smart if you ask me. Buyers know how much they need to pay to get their offer accepted. It also discourages unethical agents from hording the listing for their own clients. The bank gets market value and that’s better for the Sacramento short sale seller too!
Sacramento short sales are completely different than traditional sales. Because of the direct negotiation with the bank, the complex paperwork, and strict time-lines, it’s important to work with a Sacramento short sale agent who is experienced closing short sales.

Golden 1 Short Sale in Sacramento
Golden 1 Short Sale in Sacramento
Take a look at my newest Golden 1 short sale in Sacramento.

982 Briarcrest Way is located in the South Land Park neighborhood of Sacramento. The seller has already accepted an offer and I expect an approval with Golden 1 any time now.
Golden 1 is actually a credit union. They are a smaller organization than most banks who preform short sales. Still, they have a short sale process in place and are very willing to accept reasonable short sales. I find them fantastic to work with!
As a top-producing, short sale expert in Sacramento, I have seen so many short sale scenarios. There have even been times with banks will decline the short sale and I have been able to come back, negotiate the deal, and close a successful short sale! Sacramento short sales are tricky unless if inexperienced.

Greenhaven Real Estate Agent Allan Sanchez – 7392 Durfee Way, 95831
Greenhaven Real Estate Agent Allan Sanchez – 7392 Durfee Way, 95831

Check out my newest SOLD home in Greenhaven. 7392 Durfee Way is a half-plex that my buyer scooped up for an awesome price, just $134,000! It’s a 2 bedroom, 2 baths, and 1,180 square feet. As a Greenhaven real estate agent for the last 13 years, this area has always been one of my favorites in Sacramento to sell. Greenhaven is a great “bang for the buck” with its proximity to downtown, good freeway access, attractive homes, and great school district.
As with all neighborhoods in Sacramento, Greenhaven has seen declining home prices since the real estate peak in 2005. Home prices have declined over 16% in the last 12 months. Still, many buyers sense the bottom is near and coupled with low interest rates, are jumping at the chance to buy in this very solid neighborhood. Take a look at the graph below. The average sales price for a Greenhaven home is $244,000. Can you believe Greenhaven homes were once $551,000 at the beginning of 2006? Wow!

Hollywood Park Sacramento – Real Estate Agent Allan Sanchez
Hollywood Park Sacramento – Real Estate Agent Allan Sanchez
Hollywood Park in Sacramento is a well-kept, safe, and family friendly neighborhood located directly southeast of Land Park. Sacramento Magazine named Hollywood Park one of its top ten “Best Kept Secrets.” With classic ranch homes, tree-lined streets, affordability, and surrounding three schools, it is definitely a Sacramento jewel!

Homes in Hollywood Park are typically 900-1,600 square feet and are affordably priced from the high $100,000′s to $300,000 depending on condition and size. Homes were built throughout the 1940′s and 50′s so they have a lot of the character that was common during those times like hardwood floors, built-ins, and brick fireplaces.
As a real estate agent in Hollywood Park for years I have viewed and sold many homes. One of my favorite homes I sold was this updated home on Virginia Way. It was larger than most Hollywood Park homes with 3 bedrooms, 2 baths, and a separate living room and family room that each had their own fireplace.
