Stonelake in Elk Grove is a wonderful neighborhood with a lot to offer.  You can expect to pay an average of $300,000 for the typical Stonelake home with the largest going for up to $550,000.  The neighborhood is located off Elk Grove Blvd. with easy access to I-5.  It features a community clubhouse with pool, children’s fitness and Spanish classes, aerobics, and much more!  It’s located in the Elk Grove School District and includes Stonelake Elementary School.

Here is my latest SOLD Elk Grove short sale. 10026 Blossom Ridge Drive is a great 4 bedrooms in one of my favorite Elk Grove neighborhoods, Elk Grove meadows.  Elk Grove Meadows is full of affordable homes, most in good condition, and close to parks, schools, and the best retail that Elk Grove has to offer.  As a Elk Grove real estate agent for the last 13 years, I’ve sold over 20 homes in Elk Grove Meadows.  The buyer of this home scored on this home paying $197,000.

This Elk Grove home was a short sale with Wachovia. Wachovia is one of the best short sale lenders to work with and I usually get short sale approvals from them in about 3 weeks.  Short sales are very different from traditional equity sales because the bank must approve the short sale and agree to accept less for the home than the loan.  It’s best to work with an experienced Elk Grove short sale agent if you are considering buying or selling your home as a short sale.  Agents with short sale experience know best how to communicate and negotiate with the bank in order to gain an approval.

A short sale is when a seller owes more on their home than it’s worth and must sell, negotiating with the lender to accept less than the mortgage amount.

3.  Talk to the listing agent to see whether they will be negotiating the short sale or referring it to a third-party short sale negotiator.  If a short sale negotiator is being used, the buyer and buyers agent have less control during the transaction because they are not dealing directly with the negotiator.
