I find it surprising that so many Folsom real estate agent’s discourage their buyers from looking at short sales. If you’ve been looking to buy a house in Rocklin, you may not be having much luck. That’s because the home inventory in Rocklin is at a low!  This time last year, there was 4.8 months of inventory.  Now there is only 1.8 months.  That’s a 62.5% decrease in the last 12 months.

There is lots of speculation regarding the lack of Rocklin homes for sale. Short sales are extremely different from traditional sales. Roseville is still a hot-spot for buyers and short sales often provide a great deal.  This 4 bedroom, 2 bath patio home sold for $185,000.  It was in good condition with upgraded appliances, granite counter tops, and cherry cabinets.  The buyer is very excited to move into this low-maintenance and move in ready home!

This Roseville short sale had one loan with Seterus. Seterus is known for their tricky short sales.  They are not as big as many lenders and their short sale process is different.  They also like to sell their loans frequently which adds another element to the short sale.  Most Roseville real estate agents are not well versed in short sales.  A short sale with Seterus takes a knowledgeable Roseville short sale agent to be successful.
